With a construction legacy in Istanbul dating back to 1974, SETYAPI assumes responsibility from the earliest stages, when design and cost decisions are first defined. Across residential, office, education, commercial and hospitality projects, each commission is supported by SETYAPI’s own technical team, giving the client a single accountable counterpart from start to finish.
SETYAPI’s scope covers contracting, renovation, urban renewal and project management, together with Design & Build and turnkey delivery models. Design, permitting, construction and defined administrative processes can be brought together under a single contract.

Four stages from first meeting to handover
Each stage produces documented outputs: feasibility report, approved quantities, monthly progress-payment documentation and handover records.
Assessment & feasibility
Site review, planning status, ground information and preliminary cost range. Output: feasibility report.
Design, permitting & contract
Architectural and structural design, finish schedules, approved quantities and permitting process.
Construction & site management
Programme, procurement, HSE control and monthly progress and payment reporting.
Handover & warranty
Completion list, operation documentation, occupancy procedures and technical support throughout the applicable warranty period.

Team, method & credentials
SETYAPI manages critical works through its own technical team and works with established specialist partners where dedicated expertise is required. Health and safety procedures apply consistently across the site, including subcontractors.

SETYAPI works with established engineering offices to maintain continuity from project to project.
