Design, cost and construction decisions are coordinated under one responsibility, supported by a contract structure designed to transfer delivery risk away from property owners.

Single point of contact

Property owners work with a single project manager throughout the process, while SETYAPI coordinates with the relevant authorities and institutions.

Defined project before contract

Before signing, each property owner can review the proposed apartment plan, material specification and finish schedule.

Regulatory process management

Assessment, objection procedures, permitting, evacuation and occupancy processes are coordinated rather than left to individual property owners.

Monthly progress reporting

Construction photographs and programme status are shared with all property owners every month.

Process for property owners

Building assessment & ground data
Assessment by a licensed organisation, objection procedures where applicable and preparation of the geotechnical study.

Feasibility & allocation model
Planning rights, development potential and the independent-unit allocation for each property owner are evaluated and defined.

Agreement & contract
Owner meetings, formal recording of objections, finish schedules and agreed safeguards are incorporated into the contract.

Demolition, permitting & construction
Evacuation planning, demolition, new permitting and construction with monthly progress reporting.

Occupancy permit & handover
Occupancy permitting, conversion of condominium status where applicable and closure of the final completion list.
